Jimmy Johns signed a lease for 1800 SF in Sandstone Village, which is anchored by TJ Max in St. George, UT. The location came available when the Osaka owner decided to move back to San Francisco to be closer to family. Jimmy Johns of Southern Utah is the franchisee and G-Companies is the owner of the Southern Utah Jimmy Johns franchise. Jimmy Johns of Southern Utah currently has two other locations in St. George with a third announced for Sunset Boulevard and a fourth under construction in Cedar City. St George Celebrates 150 Years!

ST. GEORGE – Instead of a New Year’s Eve party, St. George City has put a pause on the festivities until Jan. 10, 2012, when a seven-day-long celebration marking the city’s 150-year birthday will begin.

Dr Joseph D Te Announces the Ground-Breaking of His New Medical Office

After nearly eight years of searching for a building to purchase that would fit his business’ needs, Dr. Joseph D. Te purchased land to design and build a medical building. The new 16,400 SF medical building will be located at 1990 E. Riverside Drive.

The ground breaking was on October 27^th of this year. Completion of the building is expected by summer of 2012, approximately July 2012. Dr. Te’s medical practice will occupy the entire second floor, leaving the entire first floor available for other medical and professional office businesses. The site will eventually have two office buildings creating an office park with a heavy medical orientation. Having the building site located only 1.3 miles away from the new IHC Hospital was an important consideration as to the location.

Dr. Te has been working with Meeja McAllister & Jason Griffith with NAI Utah South for the past two years. They also helped him lease his current location at 162 E. 300 S. After purchasing the land parcel, NAI introduced Dr. Te to Darcy Stewart, Sun River developer and owner. A Brain Balance Achievement Center is Coming to St George!

Tammy Bingham, Director of the new St George Brain Balance Center offers her amazing story:

We have three children, Brody (8), Wyatt (6) and Hazel (4). Our boys both attended the Brain Balance Program this summer and changed dramatically. Brody has no official diagnosis but before Brain Balance his symptoms included: hyperactivity, impulsive behaviors, lack of focus, sensory issues and poor gross and fine motor skills. He wasn’t able to ride a bike, catch a ball, hated sports, had a hard time with handwriting, etc. He was taught at home because his struggles prevented him from succeeding in a typical classroom. Wyatt was diagnosed with Autism at age two. Before Brain Balance he was not able to communicate even after years of behavioral therapy. He was still not potty trained, he was hyperactive, he ran away all the time, was very obsessive and was an extremely picky eater.

For a period of four years we tried dietary changes, hyperbaric oxygen therapy, nutritional supplements, intensive behavioral therapy, private tutors and more. We were extremely discouraged because even after all of the time, money and effort we had invested in helping our boys, we only saw minimal changes. Then we discovered Brain Balance. Because there were no centers near us, the kids and I moved across the country so that the boys could attend a Brain Balance Center. By the end of four months we had seen more progress, improvements and changes than we had seen in the previous four years combined.

For the first time in his life Brody is enrolled in school and doing very well academically and socially. His focus has improved and he is much less hyperactive and impulsive. His handwriting and fine motor skills improved immensely. He now loves to read and homework is no longer a fight. Brody now rides his bike without training wheels and he loves to play sports with his friends.

Although Wyatt is not yet completely balanced, his changes were huge! After only a few weeks of Brain Balance, Wyatt was finally potty trained! I will always remember the first time he called me “Mama” and started calling his siblings by name. He stopped running away all the time and his hyperactivity decreased. He now follows instructions and is even trying new foods that we were never able to get near him!

Brain Balance has changed our family forever. It is by far one of the most amazing things I have witnessed in my life. My hope is that other families will find Brain Balance first and save themselves the pain, struggle, heartache, financial burden, marital and family stress, etc. that we and so many other families have experienced. Because of this, we have worked to bring Brain Balance to the families in our community. We look forward to the families of Southern Utah experiencing the same changes and miracles with which we have been blessed.

NAI Agents Successfully Appeal Property Tax Assessment For Client

Recently NAI Utah South announced a service to provide analysis and appeal assistance to property owners who believe the property taxes on their commercial property were assessed too high.

This morning, Jason Griffith, CCIM and Meeja McAllister of NAI Utah South represented a client’s commercial property tax appeals on four properties. In the hearing, Griffith successfully negotiated and saved the client approximately $9,000 in lower property taxes. While many other of the client’s properties tax assessments were analyzed, four were found to have a strong basis for appeal. The assessed market value of one land parcel alone was reduced by nearly $1 Million dollars.

Jason and Meeja are representing several clients on appeals still pending; NAI provided other clients, who wanted to represent themselves, with comparable sales data and tips for an appeal.

While working for a Houston based gasoline and diesel distributor in 2009, Sean Julian came across some information on the Bloomington Market convenience store on Exit 4. After getting more details on the opportunity and working through the numbers with his father, Ned, the Julians decided to execute a lease and relocate from Northern Utah. The store is approximately 18,000 square feet, and has over 1,000 different products that change almost weekly. Commercial Land Transactions on the Rise

Craftsman and woodcarver Gary Phillips and his wife Nancy recently moved from Twin Falls Idaho to Southern Utah’s Kayenta Community. Before construction of their new Kayenta home was complete, Phillips contacted Jon Walter at NAI Utah South to help them find a commercial parcel of land to develop. After a tour of the city, there were few parcels that were a consideration, but Phillips really wanted a parcel close to their new Kayenta home. They were drawn to Kayenta’s natural desert feel and the backdrop of the red cliffs. Walter knew that finding a parcel that could have some commercial application near this community could be a difficult find.

As chance would have it, only a few days later, Wes Davis at the same NAI office secured a bank owned listing for 2.7 acres of land on highway 91 near Kayenta. Walter immediately contacted Phillips who submitted an offer to purchase the property. Phillips acquired the property in April and is considering alternative ways to develop the property. Though he has some ideas in mind, he isn’t in a hurry to do anything just yet.

Walter said he is seeing an increase in the number of commercial land transactions. This is Walter’s 3^rd commercial land closing in the last 6 months and has a fourth that will be closing shortly. “Each of these three buyers purchased the land for future development. Though Phillips isn’t ready to unveil his plans, the other buyer’s plans include a bicycle store, a retail center, and a hotel” reports Walter.

Alaskan Pilot Purchases Office Buildings in Mesquite

About a year ago, Jim Kaercher was flying a private airplane from Billings, Montana to Prescott, Arizona and found himself low on fuel and just about out of daylight. Thinking about landing in St George he elected instead to land at Mesquite, NV. This was the first time he had been to Mesquite by air and was totally surprised with effervescent green golf courses and mostly newly constructed City. It was an unusual way to become acquainted with Mesquite, and his first experience was little more than a stay at the Virgin River Casino. Although his stay was short, this visit prompted additional research in the Mesquite area. He confirmed later that the City had access to substantial water rights in a desert area.

During a subsequent visit to Prescott and Las Vegas Mr. Kaercher contacted Dick Lungrin to see what investment real estate was available in the area. Though Kaercher considered many options in AZ, he settled on two office buildings located on the Oasis Golf Course built by Ence Construction. Perhaps the ample water rights, warm climate and beautiful golf course setting provided some appeal to the Alaskan resident, but the purchase was strictly investment driven. Kaercher closed on the transaction in May and is making the space available for lease to prospective tenants.

Kaercher isn’t the only investor acquiring property in Mesquite. Jon Walter, a commercial Realtor has seen substantial interest in Mesquite in just the last 6 months. In addition to selling these two office buildings, Walter recently sold a convenience store and a leased restaurant, also in Mesquite. “The convenience store buyer came from Las Vegas and the other investment buyer from St George”, said Walter. “We have had several showing of the remaining Oasis Professional Park office building and I believe we will sell it as well. There have been several buyers from Las Vegas and even one from Canada that have come and toured a twelve-unit multi family property we are currently marketing. It is only $45 per square foot and only has one vacancy. With prices like these, there is no question why buyers outside the area are taking such a close look at Mesquite.”

Located on the hillside south of Hurricane Valley is the Scenic Point subdivision. The home sites were well designed to capture the views and natural beauty of the area. Washington County Records First Job Growth Increase in Nearly 2 Years

The Utah Department of Workforce Services announced job growth for the first time in more than two years, according to the Spectrum. January showed an increase of 500 jobs over January of last year.

This is consistent with what we have been seeing in the commercial real estate sector for the past eight months. Activity levels are up. Businesses are looking for opportunities in the current market with expectations of better times ahead.

Industries including manufacturing, retail trade and leisure and hospitality sectors showed growth year over year. Division of Workforce Services economist Lecia Langston predicted growth could potentially reach 4 to 5 percent in 2012.

Job growth will lead to new home construction and higher levels of consumer spending. This will help construction and trade related businesses, which have historically been 25% of our economy, in addition to the businesses in retail centers across the county. These two industries were hit the hardest during the recession.

Over time, Division of Workforce Services Chief Economist Mark Konold projected the region’s unemployment rate, currently at 10.2% will eventually settle to about 4%. He said he sees a “really bright future” for Washington County despite the current unemployment level.

Local restaurant The Pasta Factory recently leased a small 2,500 sq. ft. warehouse suite to at the R&R Industrial Center, near Costco. Established in 1994, The Pasta Factory allows its customers to create their own signature pasta dish, with eight made-to-order specialty entrees, 14 different types of pastas, seven variety of sauces, and six selections of toppings. The Pasta Factory will use the warehouse space to make pasta and for distribution.

The Dove Center Provides Safe Haven with New Troon Park Center

The Dove Center recently opened its new domestic violence and rape recover advocacy, consultation, and education center in Troon Park. In addition, the location will help facilitate youth programs, support groups, and instruction on healthy life skills. For over 15 years in the Dove Center has been committed to provide safe, caring, and confidential shelter, and support for victims of domestic violence and sexual assault and to reduce the incidents of abuse through prevention education. Desert Ridge Industrial Building Purchased - Home for New Expansion

Holt Properties recently purchased the Desert Ridge Industrial building in the Fort Pierce Industrial Park. The facility is 44,000 SF and has never been occupied. The new owners will finish the facility and then relocate their business to the facility later this spring. Neil Walter, Managing Director at NAI Utah Southern Region represented Holt Properties in the transaction. Tom Callister and Travis Parry of Commerce Real Estate Solutions represented the Seller. Regarding the transaction, Neil Walter said "This is great news for the Fort Pierce Industrial Park, our industrial market, and our community. Roger Stratford of NAI Utah Southern Region recently leased 2,600 SF of warehouse space at 1054 North Westridge Drive for a Book Distribution Business. They recently expanded their book resale business to St. George from Missouri. The tenant was represented by Kathleen Crow of Coldwell Banker Premier real estate. The main distribution of the books are for college students. The owner has a second home in St. George and liked the area enough to expand his business here.

Sunset Physical Therapy recently purchased 1,500 square feet of space in the Park at Paradise Canyon at 1449 North 1400 West, Suite C-21 to move their Sunset office of their Physical Therapy business. They were looking for a space they could purchase instead of lease and found this space to meet their requirements. Roger Stratford of NAI Utah Southern Region represented Sunset Physical Therapy and Steve Kemp of Vantage Real Estate represented the bank on the sale.

Mountain Loan Centers, Inc recently expanded their business from Northern Utah to the St. George area leasing 1,582 square feet of space at 1224 South River Road Suite B-206. They are a leading center for signature loans. The landlord was represented by Roger Stratford of NAI Utah Southern Region and the tenant was represented by Graig Griffen of Keller Williams Commercial.

The most recent edition of The New York Times 2011 Almanac, considered by many to be the world’s most comprehensive and authoritative Almanac, has published a list of the Fastest Job Growth rankings for metropolitan statistical areas, showing St. George, Utah as number one. Projecting an annual increase of 4.88%, the list predicts 227,540 jobs by 2030, up from 79,750 in 2008.

Utah Food Bank Expands Operations Into Washington County

The Utah Food bank recently finalized a lease of 25,000 +/- SF in the Fort Pierce Industrial Park. Facilitating the transaction were Wes Davis from NAI Utah Southern Region representing the Landlord, and Jeremy Dickamore and Mike Farmer of Commerce Real Estate Solutions assisting the Tenant in site selection. The new facility is located at 4416 S River (Previously the Designer Furniture Gallery Warehouse) and will serve as the main hub for warehousing and distribution of goods to the Southern Utah area. This facility will provide jobs and added volunteer opportunities to the area and will also facilitate the gathering and distribution of food. Wes Davis indicates that there were other facilities in the running, but in the end this location was most feasible due to location, cost, and growth potential.

The designation was awarded this month at the institute’s annual business meetings in Orlando, Florida.

Walter Group Sells 10,000 SF Industrial Building
The Walter Group of NAI Utah South represented the seller in completing a sale lease back for the 10,000 Square Foot industrial property located at 589 N 3050 E. The buyer completed a 1031 exchange which allowed him to defer taxes that were realized from the sale of a previous property. NAI is reporting a slight increase in commercial transactions and particularly tax deferred exchange purchases.

Walter Group Assists Pizza Hut with Expansion
Pizza Hut has inked a lease at Festival Plaza adjacent to Sportsman’s Warehouse and Costco. The location is one of many that Jon Walter of NAI Utah South is assisting the Pizza Hut franchisee with. Festival Plaza wash chosen because of its visibility, and easy access for pick up and delivery. Wes Davis of NAI Utah South, leasing agent for Festival Plaza, represented the landlord in securing the Festival Plaza location. Pizza Hut has contracted for two other sites in Washington County, and is continuing their expansion in Nevada and other parts of Utah as well. Part of the greater franchisee expansion has been the relocation of their cedar city corporate offices to Coral Canyon off exit 16 in Washington. With the help of Roger Stratford, The School and Institutional Trust Land Administration (SITLA) was able to accommodate Pizza Hut with the Coral Canyon Lease.

Walter Group Sells 7 Acres
The Mountains are seeing some activity as The Walter Group of NAI Utah South sold 6 acres to a buyer from Las Vegas and 1 acre to a buyer from Louisiana last month. The buyers purchased land off Highway 89 near Bryce Canyon at Paunsaugunt Cliffs. The Las Vegas buyer wanted cool temperatures and a location for his prize horses. Regional Manufacturer Acquires 88,000 SF Manufacturing facility in Washington County

Litehouse Foods will be opening a new 88,000 SF manufacturing facility in Washington County. The new facility will bring hundreds of jobs to Washington County. The Windfalls Industrial Building in the Gateway Industrial Park off of Exit16 in Hurricane was recently sold by Roger Stratford at NAI Utah Southern Region. The property was built in early 2008 as a spec building with the hope that it could be leased to a distribution or manufacturing company. Because of the recession, the building sat vacant for nearly three years, during which time the lender foreclosed on the property. They chose Roger and NAI Utah Southern Region to help market and sell the building. Regarding the transaction, Roger said, "This is a great success for Washington County. It required the cooperation of state and local government agencies as well as local contractors in the area who will help build the facility to the new owner's specs. We were competing with other cities across the Southwestern United States. Having Litehouse Foods choose Washington County is a great win for our community." This was a significant enough event that the Governor made the formal announcement on Friday, October 29th.

Insituform Technologies®, Inc recently leased 16,000 square feet of industrial space in Cedar City at 2255 W 850 North just south of the airport. They will be relocating to Cedar City from an existing facility in the San Francisco Bay Area. The company is a leading worldwide provider of cured-in place pipe (CIPP) and other technologies and services for the rehabilitation of pipeline systems. This technology allows for the repair of underground pipelines without having to dig them up and replace them. The primary businesses consist of sewer, drinking water and energy and mining pipeline rehabilitation and protection. Insituform trades on the NASDAQ under the symbol INSU. Pat Chappell, commercial real estate agent with NAI Utah Southern Region, recently represented both the Landlord and the Tenant, international art firm Images International, set up a retail high end custom frame shop in the Riverside Commercial Center at 1316 S 400 E, C2, St. George.

Images International represents around thirty of the world’s top multi media artists. The custom frame shop is run and operated by master framer, Everett McGrath, who has been working exclusively for Images International owners Stephen and Isobel Higa for over twenty five years.
